The main downside is it's dark colored, so it absorbs more heat than TPO. If energy savings are a big priority, TPO might win. But if you want a proven system at a reasonable price, EPDM rubber roofing is hard to beat.
Modified Bitumen
Modified bitumen is kind of the middle ground between old-school built-up roofing and the newer single-ply membranes. It's torch-applied in multiple layers, and it's really tough under heavy foot traffic — good for roofs where people are walking around a lot (like buildings with rooftop HVAC equipment that gets serviced regularly).

Ohio Weather and What It Does to Flat Roofs
Ohio weather is genuinely rough on flat roofs. You get everything here — hard freezes, heavy snow loads, spring ice dams, humid summers with 90-degree heat, and wind-driven rain that comes sideways in March. None of that is good for an aging membrane.
The freeze-thaw cycle is the really nasty one. Water gets into small cracks in the membrane during fall, freezes, expands, and opens the crack wider. By the time you notice a leak in spring it's already been working against you for months.
This is specifically why we recommend having your flat roof inspected every fall — before temps drop below freezing consistently. Catching a small issue in October is way cheaper than dealing with the aftermath in February. We also recommend checking drainage after heavy rain. If water is pooling for more than a day or two, something's off with the slope or the drain is blocked, and that's worth dealing with before winter.
How Much Does Commercial Flat Roof Replacement Cost?
We get this question a lot, and the honest answer is: it depends on a handful of factors. But here's a rough framework so you're not going in blind:
Roof size — The bigges driver. Commercial roofs are measured in "squares" (1 square = 100 sq ft). A 20,000 sq ft roof is obviously a different budget than 5,000 sq ft.

How long does a flat roof replacement take?
Most commercial flat roofs can be replaced in 2–5 days depending on size and complexity. Larger industrial roofs obviously take longer. We'll give you a timeline before we start so you can plan around it.
Can you install new roofing over the old membrane?
Sometimes — it's called a "recover" and it can save money. But it only works if the existing deck and insulation are in good shape. If there's moisture trapped under the old membrane (which is really common), you can't do a recover because you'd be sealing the problem in. We do a moisture scan before recommending anything.
How do I know if my commercial roof is under warranty?
Check with whoever installed it — if they were a certified installer for the membrane manufacturer, there may be an active warranty. We can also help you look into this during the inspection. Some warranties are transferable if you bought the building from someone else.
